About Meydan City

Meydan is a large master-planned district by Meydan Group within Mohammed Bin Rashid City, built around the Meydan Racecourse, home of the Dubai World Cup. It combines several sub-communities, including Meydan One, District One, Meydan Heights, Polo Residences, Nad Al Sheba Gardens and the lagoon-front Azizi Riviera, with a mix of apartments, townhouses and luxury villas, many overlooking the Downtown skyline or the Ras Al Khor Wildlife Sanctuary.

Why investors look at Meydan

Meydan sits about 15 minutes from Downtown Dubai yet offers newer buildings, more green space and lower prices than central areas. The racecourse and the Dubai skyline give the area a recognisable identity, and large projects keep adding retail, hotels and leisure. Returns differ widely between sub-communities: smaller units in newer apartment buildings usually produce the strongest rental yields, while villa communities such as District One are driven more by capital value.

Prices and rents at a glance

  • Apartments: roughly AED 1,650–2,100 per sq ft depending on the sub-community (2026)
  • Annual rent (asking, October 2026): studio about AED 42,000–55,000, 1-bedroom about AED 65,000–85,000
  • Rental trend: average apartment rents per sq ft are down about 9% over the past 12 months as new supply was handed over

Figures are based on DLD/Ejari data and market listings and vary a lot by project. Ask our team for current prices on a specific building.

Location and connectivity

  • Dubai Mall and Downtown Dubai: about 15 minutes
  • Dubai International Airport (DXB): about 30 minutes
  • Al Maktoum International Airport (DWC): about 40 minutes
  • Quick access to Al Khail Road and Ras Al Khor Road

Meydan has no metro station today. A future Etihad Rail passenger station in the area has been announced.

Living in Meydan

Residents get open green areas, cycling and running tracks, and views across the racecourse and lagoons. The Meydan Hotel and the racecourse grandstand host restaurants and events, and schools in the wider district include Kent College Dubai. Community retail is growing as more buildings complete, with Azizi Riviera adding shops and cafes along its lagoon.

Pros and cons

Pros: close to Downtown; newer buildings and green space; wide choice from studios to luxury villas; strong area identity.

Cons: no metro; rents have softened as large projects handed over; prices and quality differ a lot between sub-communities; some phases are still under construction.

Meydan suits end-users who want space near Downtown and investors who pick the right sub-community and unit type. Browse our Meydan listings above, or talk to a Jet Horizon consultant to compare options.
