About Al Jaddaf

Al Jaddaf is a creekside district between Sheikh Rashid Road (E11), Oud Metha Road (E66) and Dubai Creek, a few minutes from Downtown Dubai and the airport. Once known for its traditional dhow-building yards, it has turned into one of the city's most active areas for new apartment towers, with developers such as Binghatti and Azizi launching projects alongside established hotels and the Culture Village waterfront.

Why investors look at Al Jaddaf

Location is the main argument. Al Jaddaf is one of the few areas this close to Downtown, Business Bay and DXB that still has large plots for new projects, and it has two metro stations on the Green Line. Most recent sales are off-plan, so buyers can enter through developer payment plans. Based on Dubai Land Department data, gross rental yields are around 6%, lower than outer communities such as JVC or DLRC but supported by a more central address.

Prices and rents at a glance

  • Apartments: median of about AED 2,000–2,100 per sq ft (2026)
  • Median sale prices: studio about AED 860,000, 1-bedroom about AED 1.45 million, 2-bedroom about AED 2.1 million
  • Annual rent: studio about AED 52,000, 1-bedroom about AED 68,000, 2-bedroom about AED 86,000

Figures are DLD-based medians (Q4 2026) and vary by tower, view and handover date. Ask our team for current prices on a specific project.

Location and connectivity

  • Al Jadaf and Creek metro stations (Green Line) inside the district
  • Dubai Mall and Downtown Dubai: about 15 minutes
  • Dubai International Airport (DXB): about 20 minutes
  • Dubai Festival City: about 2.5 km across the creek

Living in Al Jaddaf

The district mixes residential towers with hotels such as Palazzo Versace, Al Jaddaf Rotana and DoubleTree by Hilton. Culture Village and Dubai Wharf add a creekside promenade, and the Mohammed bin Rashid Library and Jameel Arts Centre are close by. Latifa Hospital and Dubai Healthcare City are next door, which makes the area popular with medical professionals.

Pros and cons

Pros: central location close to Downtown and DXB; two metro stations; creek views; many new projects with payment plans.

Cons: a large pipeline of more than 8,000 upcoming units that may weigh on rents; gross yields below outer communities; parts of the area are still under construction.

Al Jaddaf suits buyers who want a central, metro-connected address at a lower price than Downtown or Business Bay, and investors with a medium- to long-term view. Browse our Al Jaddaf listings above, or speak with a Jet Horizon consultant to compare projects.
