Jumeirah Village Circle, better known as JVC, has become one of the busiest residential communities in Dubai. It combines mid-market prices, strong rental demand and a large choice of ready and off-plan buildings, which is why it consistently ranks among the most traded areas in the city.
JVC at a Glance
- Master developer: Nakheel
- Location: between Al Khail Road and Sheikh Mohammed Bin Zayed Road, next to Jumeirah Village Triangle (JVT), Al Barsha South and Dubai Sports City
- Property types: mostly apartments (studios to 3 bedrooms), plus townhouses and villas
- Gross rental yield: about 7.2% over the last 12 months (fäm Properties, July 2026)
- Median resale price: about AED 1,343 per sq ft, up 7.2% year on year (same source)
- Liquidity: more than 4,700 resale transactions in 12 months, the highest of the major communities tracked
Why Investors Like JVC
1. Rental demand is deep
JVC is close to Dubai Marina, Al Barsha, Dubai Hills and the main business districts by car, while rents are well below those areas. That attracts young professionals, couples and small families, so well-managed units rarely stay empty for long.
2. Entry prices are accessible
At around AED 1,300 per sq ft, a typical studio of about 400 sq ft trades at roughly AED 500,000 to 600,000, a one-bedroom of about 750 sq ft at roughly AED 900,000 to 1.1 million, and a two-bedroom at roughly AED 1.3 to 1.6 million. Prices vary widely by building age, view and finish quality.
3. Easy to resell
Because so many buyers and tenants look in JVC, resale is usually faster here than in newer or more remote communities.
4. Plenty of off-plan choice
Developers including Danube, Binghatti, Samana and others have launched projects in JVC, often with flexible payment plans. Off-plan lets you enter with a smaller down payment, but compare carefully against ready units nearby.
Lifestyle and Amenities
- Circle Mall, with a supermarket, cinema, gym and restaurants
- Community parks and pocket gardens across the districts
- Nurseries and international schools in JVC and neighbouring JVT and Al Barsha South
- Clinics, pharmacies and everyday retail in most buildings
- About 20 minutes by car to Dubai Marina and Mall of the Emirates, depending on traffic
What to Check Before You Buy
- Building quality varies a lot. JVC has hundreds of buildings by many developers. Visit, check common areas and ask about maintenance history.
- Service charges differ from building to building and directly affect your net yield.
- New supply: many projects are due for handover over the next few years. Choose units with something extra, such as a good layout, balcony, view or proximity to the mall and parks.
- Traffic at the main entrances can be heavy at peak hours, which matters to tenants.
- No metro station inside the community, so most residents rely on cars or taxis.
Gross vs Net Yield: A Quick Example
A one-bedroom bought for AED 1,000,000 and rented at AED 75,000 per year gives a 7.5% gross yield. After service charges of about AED 15,000, maintenance and a short vacancy, the net yield is closer to 5.5% to 6%. Always calculate net figures before comparing areas.
Who JVC Suits Best
- First-time investors looking for steady rental income at a mid-market price
- Buyers who want a liquid asset that is easier to resell
- End-users who want space and community at a lower cost than Marina or Downtown
